How Spray Foam Works in a North Texas Home

Spray foam insulation is mixed from two liquids at the gun. It expands within seconds and cures into a layer that sticks to wood, drywall, concrete or steel. That is the big difference from batts and loose fill: those slow heat, but air passes right through them, while foam seals the surface it covers. In a Prosper house, where the attic bakes for months and the ducts often run through it, stopping air movement is half the battle. Foam does both jobs at once.

Open-cell foam

Open-cell is the lighter, softer type. HomeGuide puts it at about R-3.5 to R-3.7 per inch and $1.50 to $3.50 per square foot installed. It expands a lot, so a single pass fills deep rafter bays and wraps around wiring and blocking. It lets some water vapor through, which helps a roof deck dry if it ever takes on a little moisture, and it absorbs sound, which owners of media rooms and upstairs bedrooms tend to notice. Most of our open-cell goes under roof decks for sealed attics and into open stud walls.

Closed-cell foam

Closed-cell is denser and stiffer. HomeGuide lists it at about R-5 to R-7 per inch and $3.00 to $5.00 per square foot. At normal thickness it slows vapor and does not absorb water. Because it packs more R-value into each inch, it is the answer where space is tight, like a garage ceiling under a bonus room with shallow joists, a cathedral ceiling, or a rim area. It is also the standard for steel shops and barns, where it stops condensation on the panels. It costs more per inch, so we use it where its properties matter.

Common foam jobs around Prosper

  • Sealed attic conversions in two-story homes with HVAC in the attic.
  • Garage ceilings and walls under and around bonus rooms.
  • Attic kneewalls and sloped ceilings around bonus rooms and media rooms.
  • Additions, remodels and new construction while the walls are open.
  • Detached garages, workshops, horse barns and metal buildings on acreage.

What to expect on spray day

We cover floors and furniture, mask windows, fixtures and equipment, and set up ventilation. Foam goes on in passes, or lifts, to the thickness on the quote, because a single overly thick pass can cure poorly. Everyone, including pets, stays out during spraying, and HomeGuide recommends staying away at least 24 hours while it cures. Where foam is exposed in an attic or crawl space, it may need an ignition barrier coating; in living space, a thermal barrier like drywall. We note which applies on the quote.

Spray Foam Insulation Questions

Is spray foam worth it in a newer home?

Often, if the HVAC equipment is in the attic or a bonus room never keeps up. In a house where ducts are inside and the attic floor is open, blown-in with good air sealing may do almost as much for less.

Can foam go on the underside of my garage ceiling?

Yes. Closed-cell is the usual choice there because it gets more R-value into shallow joists and seals the gaps that let garage air into the room above.

How thick should roof deck foam be?

It depends on the target. At HomeGuide's R-3.5 to R-3.7 per inch, about 5.5 inches of open-cell reaches roughly R-20. The quote lists inches for each area.

Will spray foam void my shingle warranty?

Some shingle makers have published positions on foam under roof decks. Check your roofing paperwork, and we can talk through what we know before you decide.
