Insulating While the Walls Are Open

New construction and remodel insulation is the best chance to get insulation right, because every stud bay, rafter and joist is open. Prosper and its neighbors are still building: the 2020 census counted 9,869 housing units in Prosper, and much more has been permitted since. Custom homes, additions, garage conversions, kitchen and bath remodels that take walls down to the studs, and homes rebuilt after storm damage all pass through a stage where foam can go anywhere.

Walls

Open-cell foam fills a 2x4 or 2x6 cavity and seals around outlets, wiring and plumbing. Closed-cell gets more R-value into each inch and adds stiffness, which matters in thin walls or where you want a vapor retarder. The 2021 IECC base table, which Prosper adopted for permits from May 1, 2023, lists R-20, R-13 plus R-5 continuous, or R-15 continuous for wood-frame walls in Zone 3. A full 2x6 cavity of open-cell or a few inches of closed-cell in a 2x4 can get there. Fixr lists new construction spray foam at $2.75 to $6.50 per square foot.

Roofs and ceilings

On new homes, builders and owners can choose a sealed attic from the start, with foam on the roof deck, or a vented attic with deep blown-in on the ceiling. The 2021 IECC lists R-49 for Zone 3 ceilings. If the HVAC equipment will be in the attic, a sealed attic designed in from the start costs less than converting later. Cathedral ceilings and vaulted rooms usually get closed-cell, because rafter depth is limited.

Additions and remodels

Where an addition meets the existing house, the joint is a common weak spot: new framing tied to old, a roofline that meets the original attic, a floor that sits partly over a slab and partly over a crawl space or garage. We pay attention to those seams. For remodels, we can foam the open walls and, while we are there, seal any attic leaks above the remodeled rooms.

Working with builders and inspections

We schedule spraying after rough-in plumbing, electrical and HVAC are done and before drywall, and leave the job ready for the town's insulation inspection where one is required. On request we provide the product data and thickness per area for the builder's or energy rater's paperwork.

New Construction & Remodel Insulation Questions

Can you spray foam inside existing walls?

Standard spray foam needs open cavities. For closed walls, dense-pack cellulose or injection foam are the options. If walls are coming down to the studs anyway, that is the time to spray.

What R-value do new Prosper walls need?

Under the 2021 IECC base table, Zone 3 wood-frame walls need R-20, R-13 plus R-5 continuous, or R-15 continuous.

Do you work with builders?

Yes. We schedule around the build and provide product data for inspections.

Is foam better than batts in new walls?

Foam seals air leaks that batts cannot, which matters a lot for comfort. Batts cost less. We can price both.
