What a Sealed Attic Conversion Does

A sealed attic conversion moves the insulation from the attic floor up to the underside of the roof. Spray foam goes on the roof deck and the gable walls, the soffit, ridge and gable vents get closed off, and the attic becomes part of the insulated shell of the house. In a typical Prosper two-story with one or two air handlers and dozens of feet of flex duct in the attic, that changes the conditions those systems work in. Instead of sitting in an attic that runs well above the outdoor temperature, they sit in air much closer to the temperature of the rooms below.

Who it suits

A conversion makes the most sense when:

  • The air handlers, furnaces and most of the ductwork are in the attic.
  • The attic floor is cluttered with ducts, platforms and equipment, making it hard to insulate evenly.
  • Upstairs rooms or a bonus room struggle in summer even with the AC running.
  • You plan to stay in the house long enough to see the benefit.

If your ducts are short, already tight and mostly below the ceiling, a better attic floor usually costs less for a similar result, and we will tell you so.

What goes into the job

We start by checking the roof deck for leaks, soft spots and old stains, because foam should go only on dry, sound decking. Existing insulation on the attic floor can often stay, though in some cases we remove it to reach air leaks or to get rid of contaminated material. Open-cell foam is the usual choice for the roof deck; it is sprayed to the thickness on the quote, usually in more than one pass. Gable walls get foam too. Vents get sealed. Gas appliances in the attic need a look, because closing the attic changes where they get combustion air, and we flag anything that needs an HVAC technician.

The code side

The residential code allows unvented attics under specific conditions, and foam applied to the roof deck has to meet the R-value and barrier rules for that assembly. Prosper adopted the 2021 International Codes for permits on or after May 1, 2023, and the 2021 IECC lists R-49 for ceilings in Zone 3. When a permit is required, the spec on our quote is written to meet it. Ask us about ignition barrier coatings, which some attics need where foam is exposed.

What it costs

HomeGuide lists roof deck foam at $1,500 to $9,000, and Fixr lists a foamed attic in an existing home at $2,500 to $12,000. Bigger Prosper roofs with multiple hips, valleys and dormers fall toward the high end because there is more surface and more cutting in. We measure the roof deck area and price it in writing.

Sealed Attic Conversion Questions

Will a sealed attic make my upstairs cooler?

In homes where the ducts and air handlers are in the attic, it usually helps a lot, because the ducts stop running through extreme heat. The quote explains what to expect for your layout.

Do I need to remove the old insulation on the attic floor?

Not always. If it is clean and dry it can stay. If it is contaminated or in the way of sealing leaks, it may need to come out.

Is an unvented attic allowed by code?

Yes, the residential code allows unvented attics when they meet specific conditions for insulation and air barriers. We write the spec to meet them.

How long does a conversion take?

Most single-family attics take one to two days of spraying, plus curing time before you move back in.
