When Old Insulation Needs to Go
Insulation removal and replacement is the right move when what is in the attic is causing problems instead of solving them. In Prosper and nearby towns that usually means insulation soaked by a roof leak after hail or a spring storm, insulation fouled by rats, mice or squirrels, or insulation crushed and scattered by years of HVAC service visits. New insulation on top of any of that traps the moisture, odor and allergens underneath.
Storm and hail damage
North Texas gets regular spring hail and wind storms, and Frisco recorded an EF-0 tornado as recently as 2024. When a roof gets replaced after a storm, the insulation below is not always checked. Wet cellulose mats down and can hold moisture against the drywall; wet fiberglass loses much of its value until it dries. If your roof was replaced, it is worth a look.
Rodents
Roof rats and mice find their way into suburban attics through gaps at the eaves, roof vents and utility penetrations. They tunnel through insulation and leave droppings and urine. Once the pests are handled and entry points sealed, removing the contaminated insulation is the only way to get rid of the smell.
How removal works
A high-powered vacuum pulls loose fill through a hose out to a collection bag or trailer, so the material never gets carried through the house in bags. Batts are bagged by hand. We cover the path through the house and seal off the work area. With the attic cleared, every leak in the ceiling is exposed, so we seal them before putting in new insulation, whether that is blown-in to a deeper depth or foam on the roof deck.
Removing spray foam
Sometimes foam needs to come out too: foam sprayed over a leak, foam that was mixed wrong and still smells, or foam in the way of roof or HVAC repairs. HomeGuide lists foam removal at $1.00 to $2.50 per square foot; Fixr lists $1.50 to $3, up to about $5 when chipped by hand. Older homes nearby occasionally have vermiculite, which can contain asbestos; we stop and recommend testing if we see it.

Insulation Removal & Replacement Questions
How do I know if storm damage reached my insulation?
Look for ceiling stains, a musty smell or matted insulation near roof repairs. We can check.
Do I have to replace insulation after rats?
Usually, once the rats are gone and entry points are sealed. Contaminated insulation holds odor and can draw new pests.
Will removal make a mess in my house?
The material goes out through a hose, and we cover the route. Some dust is normal, and we clean up.
Can I just add insulation on top?
Only if what is there is dry and clean.
